Nusco – one of the leading real estate developers in Romania – has sold more than 30 percent of the total units planned for Phase III of the Nusco City project in two months after obtaining the construction permit.
In November 2025, Nusco announced the issuance of the construction permit for Phase III of the Nusco City project, a phase that continues the development of the project’s entire 23-hectare mixed-use area.
Phase III of Nusco City includes 836 apartments, 1,063 underground parking spaces, 1,600 sqm of retail space, and extensive green areas.
“The third phase of our Nusco City development – already a landmark for Bucharest’s urban growth – highlights the scale of the project and marks an important milestone. This phase also includes the development of the Hyatt Hotel, the Medicana Hospital, and a private school, all planned with separate and specific documentation aligned with their operational profiles. Meanwhile, the 836 new homes are already finding the families who will complete the beautiful Nusco City community,” stated Michele Nusco, CEO of Nusco.
Mirroring Phase II of the Nusco City project, Phase III consists of a total of seven buildings and represents an estimated investment of over €150 million. The 836 apartments include double studios, two-, three-, and four-room apartments, as well as exclusive duplexes. All 1,063 parking spaces are underground. Construction has already begun, with completion scheduled for the end of 2028. In addition to the new residential units in Phase III, the Nusco City community will also benefit from a hotel, a medical facility, and an educational institution covering all levels of education.
“The first phase of Nusco City laid the foundation for a strong and cohesive community, while the second phase was sold out entirely, demonstrating the trust people place in our project. As we mentioned at the time the construction permit for this stage of Nusco City was issued, the project’s relevance and credibility led to over 250 units being sold already, as people are now investing in a true ecosystem – where the Nusco City environment has become ‘home’,” added Bogdan Iliescu, Commercial Director at Nusco.
Nusco City was launched in the winter of 2020 and delivered its first phase to the community in Q2 2023, with 622 new homes. The second phase of the Nusco City urban regeneration project includes seven buildings with a total of 828 apartments and 1,033 underground parking spaces (double studios, two-, three-, and four-room apartments, and exclusive duplexes) and spans an area of 23,662 sqm. The first three buildings in this phase are currently in the final delivery stage (340 units and 447 parking spaces), while the remaining four buildings (488 apartments and 586 parking spaces), currently under development, are scheduled for completion in the first half of 2026. The total investment in Phase II exceeded €130 million.
Developed over an area of 23 hectares on the site of the former Pipera industrial platform, Nusco City will comprise more than 4,000 apartments, parks, tiny forests, green areas, and infrastructure – covering approximately 40 percent of the project’s total surface – along with educational facilities, a hospital, a hotel, dedicated retail areas, and office spaces.
