    One United Properties reports residential transactions of EUR 106.1 million in H1

    One United Properties secured total residential transactions of EUR 106.1 million in H1 2026, including sales, pre-sales and reservations, corresponding to 229 residential and commercial units with a total surface of 25,221 sqm, as well as 396 parking and storage spaces.

    One Floreasca Sunset became the Company’s bestselling development during the period, with approximately 73% of its residential and commercial units reserved since sales began at the end of March 2026, making it one of the most successful launches in the Company’s history. The shift towards higher-value developments also translated into stronger pricing, with the average contracted selling price reaching EUR 3,853/sqm, up 24% year-on-year.

    “The Romanian residential market has evolved from one driven primarily by availability to one where quality, execution and credibility increasingly shape purchasing decisions. Buyers today are more selective, and when a development offers the right location, product and long-term value, demand remains strong. Our first-half results demonstrate that this trend is already visible in our business. The strong performance of our newly launched developments and the continued increase in average selling prices show that demand continues to concentrate around high-quality developments delivered by experienced developers with a proven track record. We believe this structural trend will continue to support the long-term growth of One United Properties,” said Victor Căpitanu, co-CEO of One United Properties.

    As of June 30, 2026, 75% of all units under construction were already contracted, with 1,002 units remaining available for sale across developments under construction. Across the finalized residential portfolio, the Company had an additional 158 units available for sale. To meet continued demand and further expand its residential portfolio, One United Properties plans to continue launching new developments during 2026, including One City Club, One Cotroceni Towers and One Park Lane in Bucharest, as well as One Riverfront in Sibiu.

    The commercial division continued to generate stable recurring income. The headline rent for the rental portfolio reached EUR 14.7 million in H1 2026, representing a 3% increase compared with H1 2025. During the first six months of the year, One United Properties leased and pre-leased 5,000 sqm of office and retail space across its commercial portfolio.

    As of June 30, 2026, the standing commercial portfolio comprised almost 152,000 sqm of gross leasable area (GLA) and was 95% leased. Including One Technology District and One Gallery, both already 100% pre-leased ahead of delivery, the total commercial portfolio reached almost 195,000 sqm of GLA, with an overall 96% lease and pre-lease rate, reflecting sustained occupier demand across the Company’s office portfolio.

    As of the end of H1 2026, One United Properties had 3,939 residential units and 45,500 sqm of office and commercial spaces under construction, with a total gross development value of EUR 1.53 billion. The Company’s long-term growth continues to be underpinned by a significant landbank comprising 538.9k sqm of land with total above-ground gross building rights of 1.34 million sqm. The current landbank has an estimated gross development value of EUR 2.7 billion, and it covers development of approximately 11,000 residential units, vast community services and 106,000 sqm of commercial buildings.
