    AFI signs 281.8 million euros deal to acquire six retail parks in Romania

    AFI has signed an agreement to acquire a portfolio of retail parks in Romania in a transaction valued at 281.8 million euros, marking one of the most significant retail park deals completed in the country in recent years.

    The portfolio includes six retail parks currently owned by MAS Property Holdings: Baia Mare Value Centre in Baia Mare, Bârlad Value Centre in Bârlad, Prahova Value Centre in Ploiești, Roman Value Centre in Roman, Sepsi Value Centre in Sfântu Gheorghe, and Zalău Value Centre in Zalău.

    Together, the six retail parks provide a total gross leasable area (GLA) of 126,000 square meters, expanding AFI Romania’s existing portfolio and strengthening the company’s position in the country’s retail sector. The acquisition reflects AFI’s strategic direction to further expand its Romanian portfolio across all business segments, including retail, office, and residential developments.

    “Retail parks have become a distinct and strategic division in AFI’s long-term growth vision due to the flexibility of this format and its operational efficiency. This transaction clearly confirms our confidence in the Romanian market — it strengthens our presence in high-potential cities and adds an important dimension to a carefully built portfolio designed to generate long-term value. Alongside this acquisition, we are continuing our local development plans through new office and residential projects currently under construction,” said Doron Klein, Group Deputy CEO & CEO AFI România.

    During the transaction, AFI was advised by Peli & Partners as legal consultant, KPMG for financial and tax advisory, Sentient for technical consultancy, and Colliers as commercial consultant and transaction agent.

    Following the completion of the deal, AFI plans to optimize the performance of the six retail parks by improving the tenant mix and implementing its operational standards across the entire portfolio.

    This acquisition marks a significant expansion of AFI’s presence in Romania’s retail park segment, which has become a strategic growth pillar for the company in recent years. AFI entered this market segment in 2023 with the delivery of AFI Arad, a landmark retail park offering approximately 29,400 square meters of leasable space, developed to modern retail standards.
