Colliers brokered lease transactions totalling approximately 4,500 square metres at Chitila Plazza, bringing brands such as Action, TEDi, Stay Fit, Numero Uno, BIPA and Animax to the scheme.
Chitila Plazza retail park, developed by Rădăcini Estate, the real estate division of Rădăcini Group, has recently opened. Located on Șoseaua Chitilei, in the immediate vicinity of Bucharest’s ring road, with direct access and visibility from it, the retail centre will serve both residents of Chitila and consumers from north-west Bucharest. The project brings together strong retail concepts across several segments, from grocery, through the Kaufland store, to fashion, cosmetics, homeware and accessories, multimedia products and pet supplies, all offering a diverse range of products with a strong focus on value for money.
The largest units have been leased to Action and TEDi, each occupying approximately 900-1,000 square metres and offering a wide range of products for home decoration, household use, stationery and DIY. Fashion retailer Numero Uno complements the tenant mix with fashion collections across approximately 800 square metres, while BIPA will open its first store in north-west Bucharest, covering more than 600 square metres. Stay Fit will operate a new concept of approximately 1,000 square metres within the scheme, featuring state-of-the-art equipment, a sauna, healthy shop, dedicated classes, specialised trainers, a boxing area and cardio facilities.

Romania’s modern retail market added approximately 80,000 square metres of new space in the first half of 2026, compared with around 122,000 square metres in the same period of 2025, while Colliers’ full-year forecast was revised down to approximately 150,000 square metres. The slower pace of deliveries reflects higher construction costs, more cautious consumer spending and the postponement of some projects. Nevertheless, retailer demand remains healthy for dominant shopping centres and well-positioned retail parks.
Over the medium term, the market continues to offer good prospects, with several major projects scheduled for delivery in 2027. According to Colliers, the five largest projects alone could add approximately 140,000 square metres, alongside numerous smaller retail parks. In a market where developers and retailers are becoming increasingly selective about investment decisions, the projects best placed to succeed will be those in strong locations, with easy access, high consumer potential and a tenant mix tailored to the profile of the local catchment area.
