Office rents down to roughly EUR 7.7/sqm a month

Average Bucharest office rents fell to EUR 7.69/sqm/month in late June

..., with the cheapest deals found in the eastern part of the Romanian capital, according to a study by Esop Consulting, quoted by Mediafax.
The company analyzed 528 office offers available on its website and concluded that the cheapest spaces based on monthly average rent are in eastern Bucharest (EUR 7.69/sqm/month), followed by the south (8.28 EUR/sqm/month), north (EUR 9.59/sqm/month) and west (EUR 10,02/sqm/month). In the northern-central part of the capital, the monthly average rent sought is EUR 12.9/sqm/month, almost equal to the downtown area (12.4 EUR/sqm/month).
"In the past three years, the most visited deals section was consistently the office space page with rental from EUR 7-11/sqm," said Mirela Raicu, partner & business development manager of the esop.ro online platform.
"Of all access in terms of office space, the EUR 7-11/sqm section registered 62 percent, while the EUR 12-15/sqm section accounted for 27 percent and the section with space for more than EUR 15/sqm only 11 percent."
Moreover, the study found that the difference in rents between office space in villas and in blocks can reach as much as EUR 2.4/sqm/month for deals in the same area. The average rent in Bucharest for business center space is EUR 11.46/sqm/month, while for spaces in villas it is EUR 10.01/sqm/month.
